Is Your PDX Rental Property Ready for Winter? Get It Ready by Following These Tips

PORTLAND, Ore. – Cooler weather in Portland means one thing, winter is coming and if you own a PDX Rental Property this should create a sense of urgency for you to get your rental property ready for winter.

Winter in Portland can mean a variety of things including rain, ice, and snow, or all of the above, this is why every landlord or homeowner in the Portland area should get their homes ready for winter by following these tips.

Tip #1 – Schedule HVAC Maintenance

Fall is a great time to schedule HVAC maintenance because you want to confirm that the unit on your rental property continues to remain in great shape and doesn’t have any neglected problems or issues that need to be repaired.

Besides scheduling HVAC maintenance, you should also remind your tenants to change the air filters on the HVAC unit as well. This will ensure that the HVAC unit in your rental property is “breathing” properly and able to keep your tenants warm during the winter months.

Tip #2 – Schedule Gutter Maintenance

If it’s been a while since the gutters on your investment property have been cleaned, you should also schedule a local professional to come out to your PDX rental property to clean those gutters and check the roof on your property as well.

This tip is important because if the gutters have not been cleaned since last fall, there’s a good chance that they are backed up with debris, dust and or dirt so they should be cleaned if you want to have confidence that they will be ready to handle rain or melting snow this winter.

Tip #3 – Schedule A Routine Walk through

Last of all, but most important, after scheduling HVAC and gutter maintenance, you should also schedule a routine walkthrough of your rental property as well. A routine walk through will give you the opportunity to spot any maintenance issues and get them repaired before we have the first winter snowfall in Portland.
