Tips For Streamlining Package Deliveries At Your Multifamily Property

multifamily property

It doesn’t matter if you own a duplex, triplex, fourplex or apartment building, if you’re allowing packages to be delivered to your multifamily property, likely, you may also face the threat of a lawsuit if one or more of those packages is stolen.

Package deliveries are on the rise these days because more people are working from home, especially in the Portland area, and they are having deliveries from Amazon and other companies every week.

How can you continue to allow package deliveries at your property while ensuring that what’s delivered remains safe and secure for your tenants when they return?

In this article, we will answer this question and provide you with several tips that you can use to ensure that packages are delivered safely and securely for your tenants.

Tip #1 – Invest In A Storage Locker Or Hub System

The first solution for ensuring safe and secure package delivery at your multifamily property is to install a storage locker or hub system.

This type of solution all depends on your budget since it’s possible to find storage lockers for as little as a few thousand dollars, to $20,000 for a hub system.

Once you invest in a storage solution like a storage locker system, the delivery driver will be instructed to drop packages in the locker and a key will be left for your tenant in their mailbox to pick up their packages when they return home.

Amazon Locker is a self-service package delivery service offered by online retailer Amazon.  Amazon customers can select any Locker location as their delivery address, and retrieve their orders at that location by entering a unique pick-up code on the Locker touch screen. However, certain third-party sellers on Amazon may not be able to ship to an Amazon Locker, due to their use of other shipping services such as FedEx or UPS that require a signature. There are several sizes but when ordering, amazon.com reports some parcels are too big to be delivered to a locker.

The Amazon Locker program addresses concerns of parcels being stolen or customers missing the mail delivery.

Tip #2 – Have Packages Only Delivered To Your Onsite Office

Another solution to consider is to allow packages to be delivered only to your onsite office.

Choosing this solution means that your office may become flooded with packages during the holidays but it also ensures that your tenant’s package deliveries are delivered to a safe and secure location where they can be retrieved later.

Tip #3 – Say No, To All Deliveries

Last, of all, an extreme solution that you may want to consider is saying no to all deliveries at your building and letting tenants know that they will have to pick up their packages from the local distribution facility.

This may irk some tenants but the reality is that it will eliminate packages being stolen and ensure that there’s a safe and secure place for tenant’s orders until they can pick them up.
